This 152-acre site is located at the 19,000 acre Iowa Army Ammunition Plant (IAAAP) Industrial Plant and is one of several perimeter industrial sites available for industrial development (all sites are located outside government manufacturing areas and buffers.) IAAAP is one of only a handful of government owned, contractor operated (GO-CO) facilities. In accordance with Armament Retooling and Manufacturing Support (ARMS) program, unused or underutilized buildings and land are available for long term lease to private businesses.
The site is bordered by existing rail service, rail storage tracks and cross-dock capable warehousing. Land is available only by lease with a maximum initial lease term of 25 years. The property is a flat parcel and has been used primarily as farmland since 1900. The maximum topographic elevation is 700 feet, minimum topographic elevation 680 feet. There are no bodies of water on the land and the following reports performed: Phase I, geotech assessment, wetlands delineation, endangered species review and archaeological.
There is no zoning, as the land is located on federal government installation. County zoning does not apply. Uses from office to heavy industrial are permitted.
